The cost guide and free tools are for education only. They show typical ranges and are not an offer, a bid or a quote. Prices come from our 2026 price book (and published 2026 Bay Area benchmarks for flooring), are adjusted for your area, and can change with the actual scope, access, condition and materials. Small jobs carry a $175 minimum service call. Material quantities use standard coverage rates and are estimates; check product labels before you buy.

Every job is priced in a written scope that lists what we'll do, what's excluded, and the price. That scope and its terms govern the job. Nothing starts until you approve it.

• Changes. Hidden damage or new requests get a written change for your approval first. We don't do unapproved extra work.
• Materials. Included only where your scope says so.
• Access. You provide safe access and the utilities the work needs.
• Matching. Exact matches of paint, texture or finishes on older surfaces can't be guaranteed.
• Schedule. Dates are estimates and can move with weather, access or approved changes.

DELFINA coordinates jobs. Work is performed by DELFINA or by independent professionals we book, who hold any license, certification or insurance the work requires. Your written scope says who performs each part.

DELFINA is not licensed by the California Contractors State License Board. We perform construction work (such as painting, drywall and repairs) only on jobs under $1,000 in total labor and materials. Construction jobs of $1,000 or more are contracted directly between you and a licensed partner contractor, who provides their own written contract and license number. Cleaning, janitorial, yard and media services don't require a contractor license.

DELFINA coordinates these services. Showings, open houses and final walkthroughs are performed only by California real estate licensees. Unless we sign a separate agreement, we don't represent buyers or sellers, and we don't give legal, tax or financing advice. Lockbox, sign, key and flyer services are logistics only.

Turnover inspections, walkthroughs and property checks report what we see on the visit. They are not licensed home inspections, appraisals or engineering reports.

Drone work is flown by an FAA-certified remote pilot under FAA rules, whether ours or an independent one we book. Flights can be rescheduled for weather, airspace or safety. How you may use the photos and video is set out in your written scope.

We work to keep this site accurate, but it may change without notice and is provided as is. Links to Google, Yelp, Instagram, Facebook and Google Maps are run by those companies under their own terms. To the extent the law allows, we aren't liable for losses from using this website; this doesn't limit rights you have under California law.
